Completing a HUD home inspection is optional but highly recommended.  After your HUD contract has been accepted (ratified) by HUD, there is a 15 day due diligence period.  The selling agent must contact the Field Services Manager (FSM) to authorize a home inspection.  The buyer will be asked to complete a utility activation request form.  The buyer will then receive authorization from the FSM to contact the local utility companies and coordinate dates for the inspection.  The utilities are to be turned on in the buyer’s name and at buyer’s expense.  The buyer will have 48 hours to complete the HUD home inspection after the last utility is turned on.   Buyer must have all utilities turned off after the inspection.
If a de-winterization is required there will be an additional refundable deposit to ensure the home is re-winterized after the inspection.  This deposit will be in certified funds or a money order.  It is the buyer’s responsibility to pay all costs associated with de-winterizing and re-winterizing.
If you have not already done so, the first step for the selling agent when you receive confirmation that your HUD contract has been signed by HUD is to identify the FSM.  While the property listing will no longer show on HUDHomestore.com, you can find the contact information for the FSM.  At HUDHomestore.com go to the “Property Contacts” tab.  Enter your HUD case number and the Asset Manager and Field Services Manager will be listed.  Visit the FSM’s website to obtain their specific instructions and forms for starting the utility activation process.  Once you know the date utilities may be activated, you can schedule your HUD home inspection with your inspector.
